Definition of real estate development:

The real estate developer is a person who sells built or under construction spaces. Nowadays, he initiates the process of the new offers in real estate. His expertise, knowledge of opportunities on the demand side and its control of the primary resource, the land, the major agent of the real estate market, is the one who serves as an obliged intermediary between the other actors (especially users of space, financiers and regulatory authorities).

Most developers are small businesses run by former lawyers or realtors. They have few employees and little investment, but they have the ability to find the necessary financing from banking institutions.

The ease of financing, and thus starting up of a new project, depends on the state of the real estate market of the moment in the category of the projected space and the financial strength of potential tenants that the developer has unearthed. The proponent must demonstrate a level of pre-lease deemed sufficient by the lenders for the property type and market in order to minimize the risk of new development.
